Summer Weekends in our community are the best!

With a forecast of sunny skies and warm weather we are happy the weekend is under way! Wondering what to do..so were we! and heres some of what we came across….

Parks Canada invites you to The 2016 Rising Tide Festival happening this Weekend in Fundy National Park! One of our top picks for places to be in the summer is the town of Alma and the Trails in Fundy. Not only is it stunningly beautiful and full of things to do its also a spot that the kids get to run and enjoy the great outdoors and our Scottish Terrier Maggie has a ball too!

The Rising Tide Festival is from the 19th to the 25th and will showcase lots of local talent. There will be live music along with lots of activities and workshops so be sure to head down and check it out! There are lots of campsites within the park so why not make a weekend of it!!! And don’t forget to grab one of those famous sticky buns on your way to or from!GetMediaUnder an hour from Moncton are miles of boating up and down the Nicholas River or Richibucto River through to Browns Yard. The Northumberland Coast is just a short boat drive with some of the warmest beaches North of Virginia, and the sandy dunes! Ask us about some of our listings right on the river! The Zoo has lots of new baby animals to check out including 3 new baby tigers! Magic Mountain is always a blast and a perfect way to cool down on those hot days!

Happy Friday everyone! Here is a quick list of some of the cool events we have found that are happening around our awesome city.

Victoria Parks arts and crafts fair Friday starting at 2 and will be there Sat and Sun as well!

Fundy National Park is one of the most beautiful places on earth and we are so lucky to be just a short drive away! Family Moves: What To Ask Realtors to Find Family Friendly Neighbourhoods

Location, location, location.

That’s the real estate mantra we all know, right?

Buying a home is a huge commitment with a seemingly never-ending list of must-haves. Top on the list for most families is making sure your new home is in a family-friendly neighbourhood. This is one of the key areas where having a good relationship with a local realtor can make a big difference.

Brent Ryan is the father of two and has lived in Moncton for more than 20 years. He knows what families are looking for, and where to find it. He shares his list of ‘must ask questions’ potential home buyers can use to find their perfect spot.

“Choosing a neighbourhood is never an easy undertaking,” says Brent. “There are many things to consider and establishing your priorities is the first place to start. Do you want to be near where you grew up, close to work, near schools, or do you have a certain spot in mind just because?”

Brent says most young families look for neighbourhoods with schools, parks, and other families with children. Here are few questions Brent and his team at Keller Williams suggest you ask your real estate agent when considering a home with a young family in mind.

What schools could my child attend if we lived here?

There are two school boards in the area, an Anglophone one and a Francophoneone. If you’re moving within the GMA, you might want to ensure your children don’t have to transfer schools, and if you’re new to the area, you want to know which board you can register with and what schools are nearby. You also want to ask about transportation; will you be in walking/biking distance, or will your kids be bus students? Consider how either option will fit into your new daily routine.

How do I find local daycares/after-school care?

You find a list of all the licensed care facilities listed on the province’s website.

What are the nearby playgrounds, parks, and community centres?

There are lots of great spaces to enjoy with your family in the Greater Moncton Area. You find a list of playgrounds and parks on Pickle Planet Moncton, as well as weekly round ups of family friendly events, links to local attractions, and much more to help you connect with the community.

We want to be around other families with kids; how can we make that happen?

Finding a home near families with similar age kids isn’t an exact science. A quiet cul de sac could be filled with young families or empty nesters. Homes near downtown work locations and public transit might have more university and college students than young families. A realtor can help you sort through some of these concerns, helping you determine what the neighbourhood is really like. A great tip Brent and his team share with clients is to take some time and walk around the neighbourhood, not just the house. See if there are strollers and bikes and playsets in the nearby yards, chat to folks walking their dogs about the local vibe, consider how close the home is to the local library, etc.

“Once you have the foundation set as to what’s important to you, you can leave the rest to us,” says Brent. “We are very fortunate to live in a city with so many great options for the entire family and it spreads far and wide through many different neighbourhoods!”

Looking for a new park to check out with the kids? Be sure to take a look at Pickle Planet Moncton’s line up of great playgrounds and splash pads in the GMA that are sure to tire the kids out! We took our kids to the Ste. Anselm Rotary Park in Dieppe this past week and were very impressed!  With a huge variety of play equipment and splash pad we were busy for hours and the kids were asleep before we left the parking lot! The soft rubbery surface that the kids were running on made those little trips and tumbles not so bad at all, a great spot for toddlers!

Agreeing on a price does not mean your house is sold!

This is just the first step to seeing that Sold Sign on your front lawn!

Heres what to expect next.

Depending on the contract there will typically be a list of outstanding conditions that will need to be checked off before the home is officially sold. Such as:

Proof of Financing
The Realtor working with the Buyer client will send a copy of the signed purchase and sale agreement to the buyers personal mortgage specialist who will then in turn provide a “Proof of Financing” letter.

Proof of Insurance
The Realtor working with the selling agent, the buyer and the buyers insurance company will verify details of the home to insure that there are no surprises at closing day. The insurance rep will have several questions to help build the policy and a realtor can guide you through the process. Are there any potential problems, issues, or code violations that may arise? Are there any further inspections that will need to be lined up by the appropriate professional? Are there any further negotiations necessary that have arisen from these questions? A Realtor is there representing your best interest at the appropriate time.

Satisfactory home inspection
The property inspection is an important part of the home buying process. Most buyers like to know that the home they will be purchasing is structurally sound and that the systems are safe. That sounds reasonable enough. Yet, as a working agent, we often see the inspection process nearly derail the transaction, and not for the right reasons. Too often, however, the inspection becomes confused with an opportunity to pursue perfection. Even in New Construction the inspector will have a list of “to do’s”! Keep in mind that it is their job to find problems! Don’t let an imperfect home inspection “kill the deal”. That being said there are some major issues that could come up…We definitely do not want to end up on an episode of “Holmes on Homes” so ask questions and trust your Realtor and inspector to let you know what is a big deal and what isn’t. Most times common ground can be met between the buyer and seller so everything is satisfactory before closing.

Satisfactory PCDS (Property condition disclosure statement)
A property condition disclosure statement is a document about the homes history that is filled out by the Sellers. There are some instances that a PCDS is not provided. This may be due to the sellers not having full knowledge of the properties history like in a foreclosure or an estate sale.

A clean water test.
If the home is located outside of the city or town and is on well water there will need to be a water test done to make sure there is no bacteria in the water. The Realtor that is representing the buyer will take the sample and bring it to a local spot that specializes in the testing who will then provide a report of the results. If the test fails than steps will need to be taken to ensure the quality of the water is up to standard before closing. Sometimes this includes interventions such as “shocking” the well.

Depending on the deal that is in place; it’s possible there are additional amendments and terms that may also need to be satisfied before it is official. As your Real Estate Team we will make sure that all of the t’s are crossed and i’s are dotted.

Once all conditions have been satisfied its time for the best part of our job…putting up the Sold sticker!
