Looking to add value to your home by renovating?

Remodeling your home can be a big investment – in both time and money – so it is important to choose projects wisely. Take the Sellers hat off and put the Buyers hat on! And keep in mind often times the cheapest options and quickest updates will give you the best bang for your buck, In a market with lots of competition; price is often the most important factor. Most Renovations carry a large price tag with small percentage of return on investment. So be careful and be sure to talk to your Realtor first!
Take in to account if your renovations are classified as a maintenance renovation or an update.
For example replacing roof shingles is maintenance and sometimes does not increase the value though it does make the home more sellable and buyers will see it as “less work” which is a good thing. You may only see a return of 20% on this investment.Now say you have a pink toilet for example…changing this out would be classified as an update and would be a good upgrade that were would suggest doing. This would only cost somewhere around the ball park of $150 and you would see 100% return on this investment

Before starting new projects don’t forget those unfinished ones! These are probably the most important for your “to do” list before the sign goes on your front lawn!

According to an October 2015 survey by the National Association of REALTORS®, the following projects are going to be your best bets for attracting buyers when you decide to sell:

Everyone loves  a great kitchen and most times this one room can make or break a deal! Kitchens can also easily break the bank. Be sure to talk to your Realtor. Be careful on spending and customizing too much. If your goal is to sell your Realtor can give you insider tips on what buyers are looking for as well as what you will and won’t get your moneys worth out of.

Bathroom

Bathroom Renovation/ Adding a new Bathroom

Bathrooms are almost as important as the kitchen. More than one is also a great feature that buyers love!

This is where the buyer is going to go to relax and unwind at the end of every day. You want it to be inviting, cozy and encourage them to stay.

While these are great options again they can also come with great price tags. They may help make the home more “sellable” but you may not see a return on the investment in the end so the most important thing to do before you start any renovations at all is to talk to your Realtor first!

Buying real estate in the Winter months has its own advantages!

It’s very possible you could find the home of your dreams smack dab in the middle of a snow storm… bite that frozen bullet and take advantage of what the Winter months can offer when purchasing a home.

-Most people make assumptions that homes will come off the market once the snow starts falling and put their search “on hold”, but that isn’t the case at all! January tends to be one of the busier months for listing appointments! You may find exactly what you have been looking for in a hot area of town before someone else simply because hey haven’t been looking! When you are thinking about moving always be sure to contact your Realtor, so that they can do the searching for you, and you will be the first to know about new listings that fit your criteria. We work hard to help find the perfect house, negotiate the best terms and conditions for you, and organize everything up to the closing date.  All at no cost to you!

-Get a feel for the snow-removal workload, and obtain a recent copy of the heating and utility bills. It will give you a MUCH better idea as to what to expect when they hand that house key over to you!

-The seller is likely very motivated to get the ball rolling and close on this deal. The great thing about dealing with real estate this time of year are that both the buyer and the seller are serious and ready to move.

-The clientele for moving companies may not be as high in the winter. You may be more apt to get the best bang for your buck when booking a moving company that isn’t juggling multiple clients at the same time. It’s important to do your homework when it comes to quotes! If you have a certain company in mind that you’ve worked with in the past and trust their process, ask if they’ll price-match another quote. It doesn’t hurt to ask!

Home Maintenance Fall checklist

Kids are back to school, days are getting shorter, and the leaves are beginning to change colour! Tomorrow marks the official first day of Fall!! Along with the change of Season comes a to do list around your home to prepare for the chillier days ahead!

  • Fall is the perfect time to take care of maintenance on your deck. To prolong the life of your deck you should check for chips in the stain or seal. You shouldn’t apply stain in high temperatures. so now is the perfect time of year!
  • Clean Out and Repair the Rain Gutters; readying your home to withstand the upcoming rain, wind, and snow. Its a good idea to wait until all of the leaves have fallen to save yourself from a “make-work” kind of project. And while your up on a ladder why not install some of your Christmas lights? Less than 100 days away now and its much easier to do while the temperatures are still above 0.
  • To rake or not to rake… that is the question! Lets be honest; who actually enjoys raking? (unless of course we are talking about raking a mountain of leaves into a pile to jump in) Here are some reasons NOT to rake this year! Leaves are full of great nutrients that can help your grass and garden and according to an article published by The Weather Network “Once in a landfill, leaves break down to release methane, a greenhouse gas that contributes to climate change.” Check out the full article here! But lets be honest you can’t just leave them where they are! You won’t be all that popular with your neighbours And if you leave them in a big heap and don’t move them a bit then the grass under them will suffer! Use a multching mower! Appearance wise your yard will look great and your lawn will reap the benefits of all of those great nutrients!
  • Pack up the screen doors and begin to think about storm doors in their place.
  • Sealing the gaps! Anywhere unwanted pests, bugs, and cold air might Come Into Your Home. Like us; they too are trying to get out of the cold.
  • Don’t forget to winterize your mower and tune up the snow blower! I know none of us are ready to really think about all of that white stuff yet but all the gas should be removed from the lawn mower before things begin freezing and you want to make sure the blower is running smoothy before you need it!
  • What do you have in your garage or storage shed that could freeze? Pack up these items and ship them into your storage room in the basement or somewhere that they will stay above 0 degrees.
  • Change the Direction of Ceiling Fans. By doing this, you redistributes warm air from the ceiling. Directing the warm air back down towards the main portion of a room helping to take away your temptation to turn up the thermostat just yet.   

  • Yard sale season is almost over! If you are looking to de-clutter or are planning on moving, Yard sales are a great way to get rid of that pile of stuff you have been holding onto and have nowhere for it. A good way to start; What do you really plan on taking with you when your home sells…. aside from strategically placed furniture for staging, everything else can and must go!

So enough about the chores that come along with the Fall season lets talk about some of the fun! When we think of Fall we think of corn mazes, apple orchards and pumpkins!!! In our opinion, The Fall has some of the BEST weather out of the 4 seasons! Not too hot and not too cold, just need a light sweater … 🙂  So get out and enjoy the season because we all know how quickly it seems to fly by! If you are wondering where to go or how to find out what going on in the community, we have go you covered!

If you are humming and hawing over what to do with your Saturday and Sunday we have got it covered!

One of the best parts of living in Moncton is the fact that we are so central!

Head to Sussex and check out The Atlantic Balloon Festival. You could also make your way to Shediac and hit the beach. Sundays, Shediac has a HUGE outdoor market with over 150 vendors and live music! Click here for more info!  Not many boating days left now…If you keep heading north to Rexton/ Richibucto area you will some of the best boating around up and down the Nicholas River or Richibucto River through to Browns Yard. The Northumberland Coast is just a short boat drive with some of the warmest beaches North of Virginia, and the sandy dunes! Ask us about some of our listings right on the river!

Have you spent much time in Magnetic Hill this Summer? The Boardwalk has a ton of fun activities including Butterfly world, ball pit and play area, mini put and go Carts. The Zoo has lots of new baby animals to check out including 3 new baby tigers! Magic Mountain is always a blast and a perfect way to cool down on those hot muggy days!

Saturday is the opening of some pretty awesome Fall attractions! The Belliveau Orchard’s apple u-pick and corn mazeSalisbury’s Green Pig Market  and the Riverbreeze Corn Maze in Truro. A Big Thank  you to Pickle Planet Moncton for always keeping us in the know! Keep an eye on their site for a “round up of apple orchards, pumpkin patches, and corn mazes”. We will be sure to share it to our Facebook page as well!

Moncton is Home to the famous Tidal Bore why not head downtown and check it out! See the Tidal Bore Schedule here.

The Pump House has live music every Sat night and my Favourite blueberry beer on tap! If you haven’t tried their BBQ chicken pizza you need to!

With a forecast of sunny skies and warm weather we are happy the weekend is under way! Wondering what to do..so were we! and heres some of what we came across….

Parks Canada invites you to The 2016 Rising Tide Festival happening this Weekend in Fundy National Park! One of our top picks for places to be in the summer is the town of Alma and the Trails in Fundy. Not only is it stunningly beautiful and full of things to do its also a spot that the kids get to run and enjoy the great outdoors and our Scottish Terrier Maggie has a ball too!

The Rising Tide Festival is from the 19th to the 25th and will showcase lots of local talent. There will be live music along with lots of activities and workshops so be sure to head down and check it out! There are lots of campsites within the park so why not make a weekend of it!!! And don’t forget to grab one of those famous sticky buns on your way to or from!GetMediaUnder an hour from Moncton are miles of boating up and down the Nicholas River or Richibucto River through to Browns Yard. The Northumberland Coast is just a short boat drive with some of the warmest beaches North of Virginia, and the sandy dunes! Ask us about some of our listings right on the river!
